Top Suburbs To Invest In For 2021 In The Illawarra

We asked the molenaar + mcneice team which suburbs they predicted as the top suburbs in the Illawarra to invest in and here is what they said:

Trever Molenaar:

“I believe 2021 all suburbs throughout the Illawarra will do well due to its proximity to Sydney and lifestyle as well all know too well.

But if I’m going to pick ones that I feel will give better growth I’m going to split hairs and give one in the north and another in the south. In the north, Bulli. It finished last year very strong being one of our most enquired on suburbs. Beautiful beaches and great community feel with easy access to Sydney.

In the south, Windang. Same reason as Bulli but with a more affordable price tag. Surrounded by water for those escaping the cities for a lifestyle change”

Danny Peterson:

“My two suburbs which I think are great to invest in are West Wollongong or in Coniston, both are conveniently located close to the CBD.

West Wollongong is a fantastic suburb close to the University yet only moments drive to the centre of Wollongong & is highly overlooked when out of area investors first commence their search. You also have easy access to the Wollongong Botanic Gardens which is easily one of the most diverse & beautiful in the entire country.
Keiraville with it’s sought after village atmosphere is only minutes away so you have all of this but without the higher price tag.

Coniston is a relatively overlooked suburb also. What I love about this suburb is the proximity to Wollongong CBD from the South of the city, yet for families it also provides very quick & easy access to Figtree Grove shopping precinct, it is also close to several public & private schools & only a few minutes drive to the far southern entry of City Beach which is pet dog friendly.

Both suburbs have consistently performed in terms of capital growth & I have personally invested & lived in both suburbs & have had overly positive experience & return on my investment”

Troy McNeice:

“Woonona has been going through a lot of gentrification over recent years and attracting a younger demographic of out of area buyers looking for the coastal lifestyle but offering better value for money in comparison to Thirroul. Being bypassed by the Northern Distributor it does not have the traffic congestion compared to more northern suburbs and the main street offers a variety of eateries and cafes catering to most. Topped off by a beautiful beach, ocean pool and parklands, I believe Woonona will continue to have strong demand and growth in the coming years.

My second choice is Fairy Meadow being located only a few minutes drive into Wollongong CBD and offering a hub of shopping and food options. Still representing slightly lesser value then some of the surrounding suburbs again Fairy Meadow is also going through a generational change with many younger buyers searching for first or second homes. It offers easy accessibility to the innovation campus and university and connection to Mount Ousley for travel to Sydney.”

Andrew McLeod:

“The market in Illawarra for 2021 looks in a really strong position , off the back of low supply and strong demand to live in such an incredible location.

The value suburbs for me would be Russelvale , Woonona and Corrimal  with a great variety of properties available in a central located position in the Illawarra .

Other suburbs to consider would Keiraville and Cordeaux Heights . My prediction is that the supply of property on the market will strengthen in the second quarter of the year and buyers will respond accordingly.”

“Corrimal – As prices continue to soar, buyers are broadening their horizons and are finding opportunity in Corrimal as a true value for money suburb.
2518 boasts a convenient shopping district, cafes & restaurants, young families finding a family home, all while remaining close to Sydney at an affordable price point that is sure to rise. 2021 has already begun to see a rise in Corrimal, which seems to be hastening by the weeks.

Port Kembla – Last year we saw phenomenal growth in Port Kembla, this comes as no surprise considering it’s the first “beach side” suburb North of Wollongong.
If you have thoughts of purchasing affordable investments located near the beach, then my pick is Port Kembla without a doubt.
The suburb has been quickly changing, with outsiders pouncing on the opportunity purchasing knockdowns and rebuilding their “dream home” near the beach.”
